What We Do
For the Buyer:
We coordinate the writing and signing of all necessary documents, making sure all documents get into the essential hands, the ordering of the inspection, making sure the lender orders the appraisal, ensuring all deadlines are met, and making certain everything is ready for settlement. Our job is to make sure everything flows smoothly for you from contract to close. We will keep you and your clients informed as tasks are completed.
For the Seller:
We coordinate the writing and signing of all necessary documents, making sure all documents get into the essential hands, ordering the photoshoot, the listing of the home on different media and the MLS, the coordinating of the inspection (when the time comes), ensuring all deadlines are met, and making certain everything is ready for settlement. Our job is to make sure everything flows smoothly for you. We will keep you and your clients informed as tasks are completed.
We ask all the agents that use us to fill our intake sheets as soon as they have a buyer under contract or an Exclusive Right to Sell signed. This ensures we have all the necessary information to make sure the transaction is successful. We like to stay in close contact with the agent throughout the transaction. This makes it possible so that everything is ready for closing.
Monday through Friday 9am to 5pm. If an Intake Sheet (listing, buyer, seller under contract) is turned in during business hours it will be processed that day. If an Intake Sheet is filled out after business hours it will be processed the next business day. If an Intake Sheet is turned in on the weekend it will be processed the following Monday.
The only TC/Admin work done outside of these hours will be emergency situations- only matters that need to be addressed due to contract deadlines, writing offers does not apply. These issues will be taken care of until 8pm, after 8pm the agent will need to handle them and inform the TC/Admin the next day.
On Saturdays we will only work on emergent things until 1 pm, again, only matters that must be dealt with that day due to contract deadlines.
We do not work Sundays or Holidays.
Offers are typed for agents using an intake form. Offers are written Monday thru Friday 9 am to 8pm, Saturday 9 am to 1 pm.
For each transaction we charge a fee of $400. If it is an unrepresented buyer or FSBO it is an extra $100.
